After more than 30 years in the roofing industry, I've learned that every roof deserves an honest inspection before anyone recommends replacing it.
That's why my philosophy has always been simple:

- Roof ventilation
- Soft decking
- Previous repairs
- Storm damage
- Areas that could become future problems
Then I'll explain everything in plain English.

Why I like walking the roof during roof inspections
When conditions allow, I prefer to get on the roof and inspect it up close. Sometimes you can see a problem from the ground or attic, but walking the roof can reveal things you simply can't see. On the roof I can see behind roof penetrations, take close up photos and like the photo on the left Iw as able to feel the rotted decking under my feet. I would not have noticed, it if I didn't walk this roof.
Why Does Chimney Flashing Leak?
Chimneys are one of the most common areas for roof leaks. Proper flashing requires more than roofing cement or caulk — the shingles, step flashing and counter flashing all need to work together to direct water away from the chimney.
Skylights
Skylights can last for many years, but aging skylights, failed seals, or improper flashing can eventually cause leaks. Sometimes a repair is enough; other times replacement makes more sense.
Roof Granule Loss
Seeing granules in your gutters or worn areas on your shingles doesn't automatically mean you need a new roof. Some granule loss is normal. The amount, location and overall condition of the shingles are what matter. Heavy granule loss can be a sign that a roof is reaching the end of its service life.
Vent Pipe Collars
Vent Pipe Collars
A small leak around a plumbing vent doesn't mean you need a new roof. The rubber seal on many pipe collars deteriorates from years of sun and weather, eventually allowing water to enter around the pipe. If the surrounding roof is still in good condition, this is often a straightforward roof repair.
