Does Granule Loss Mean I Need a New Roof?
Not necessarily.
Seeing granules in your gutters or noticing worn areas on your shingles can be concerning, but some granule loss is normal as a roof ages.
What matters is how much granule loss there is, where it's occurring, and the overall condition of the shingles.
During a roof inspection, I look for widespread granule loss, exposed asphalt, brittle or porous shingles, cracking, and other signs that the roofing system is deteriorating.
Sometimes a roof with granule loss still has useful life remaining. Other times, heavy and widespread granule loss is a strong indication that the roof is reaching the end of its service life.
Granule loss is one piece of the puzzle. The entire roof needs to be evaluated before deciding whether to repair or replace it.
This roof had major granular loss throughout the entire roof. It was time for replacement.
